FAQ

FREQUENTLY ASKED QUESTIONS

How long does it take to process a building permit?
Over the time of our practice, we have encountered so many different options that there is no universal answer.
Sometimes it goes surprisingly easily, but at times it's a long-lasting misfortune.
This is most affected by the number of authorities concerned, neighbours and the availability of infrastructure, which is perhaps the most serious. If there are no networks, connections, road and the like at the parcel, this is a time-consuming work. In addition to these points, an undivided official failing to meet deadlines and agreements may mean a delay in processing.
What do I need implementation project documentation for?
The project for implementation is an exact assignment for a construction company. There is no risk of uncontrolled overwork, and structural and technical errors during construction, all critical details are caught, all materials and products are declared and specified (surfaces, tiles, doors, doors, doors, facades, windows, fittings, sanitary ware, etc.). The project for implementation includes, in addition to the construction part, parts of professions — water distribution, sewage, heavy current, weak current, heating, air conditioning, cooling, and also all products and products listed for these parts.
How many copies of project documentation will be provided with the handwritten signature and stamp of the authorized person?
The Commercial Code in para. 536 - 565 (Contract of Work) did not stipulate the number of mandatory copies of project documentation to be transmitted.

Even the current legislation does not regulate this issue, in principle we have the stated numbers of copies agreed in the contract.

Our authorized persons mark with the authorization stamp only the same documents handed over to public authorities (according to the requirements of the Building Act usually 2 pairs, exceptionally up to 4)
Will the documentation have to be submitted only in electronic form?
From July 1, 2024, it will be possible to submit project documentation or project permit documentation only electronically through the builder's portal. As part of our services, the documentation will be entered into the electronic documentation register (EED) and will be signed with an electronic authorization stamp (EAR), which we obtained from the Czech Chamber of Authorized Engineers and Technicians active in Construction.
What is BIM and why is it important for building design?
BIM (Building Information Modeling) is a digital process that allows you to create a complex 3D model of a building containing not only geometric, but also technical and operational information. This model serves as the “digital twin” of the construction, improving communication between all stakeholders, reducing errors and ensuring more efficient project management from design to building maintenance
